A general rule of thumb is that the cost of the shell, interior package, and sand & stain is approximately 40% of the overall build cost, excluding land. The other 60% covers septic, well, foundation, subfloor, builder/labor, electrical, plumbing, heating, attic insulation, cupboards, appliances, and main level flooring.
